Beginning at a point in the southerly right-of-way line of Sir Francis Drake Highway, which point is the northeasterly corner of that parcel shown and delineated on “Map of Bon Air Subdivision No. One, Larkspur, Marin County, California,” which map was recorded in the Office of the County Recorder of Marin County, on February 9, 1950, in Book 6 of maps at page 95, at the intersection of El Portal Drive with Sir Francis Drake Highway; thence from said point of beginning south 27° 20' 20" west 50 feet, south 62° 39' 40" east 57.0 feet, south 27° 20' 20" west 37.64 feet, south 46° 01' 10" east 56.76 feet, south 33° 48' 10" east 253.46 feet, south 28° 19' 05" east 72.64 feet and south 22° 50' east 92.11 feet to the most northerly corner of Lot 46, as said lot is shown on that certain map entitled, “Map of Bon Air Subdivision Four, Larkspur, Marin County, California,” which map was filed in the Office of the County Recorder on October 19, 1960, in Volume 10 of maps at page 83; thence easterly and southerly along the boundary of the lands shown on said “Map of Bon Air Subdivision Four” to the northerly line of Corte Madera Canal; thence easterly along said northerly line of Corte Madera Canal to the easterly line of the state highway commonly known as U.S. 101, at its approach from Sir Francis Drake Highway; thence northerly and westerly along said state highway approach and the southerly line of Sir Francis Drake Highway to the point of beginning.
